Hideaways Terms and Conditions

Hideaways is the trading name of Manor Cottages UK Co Ltd, hereinafter called "the Agency", act only as agents for (i) the owners of the accommodation ("the Owner") or (ii) other agencies who themselves act as agents for the Owner. In all circumstances the Contract of Letting is between the guest ("the Guest") and the Owner. Reservations for all accommodation - whether made by telephone, in person, or from the internet - are accepted by Hideaways, on behalf of Property Owners with the following conditions:

The Owner is solely responsible for providing the accommodation and for the safety of all Guests and/or his/her invitees (jointly known as "the Holidaymakers"). The Agency accepts no responsibility for personal injury to, or death of, any Holidaymakers, or loss of or consequential loss or damage to their property, or for other matters over which the Agency has no control.

Contract of Hire

Bookings cannot be accepted from persons under 18 years of age. Group bookings of single sex parties are not allowed unless special arrangements are made by the Agency with the Owner. (Safety deposits may be required). Any pets you intend to take with you should be declared at the time of booking. This agreement is made on the basis that the property ("the Property") is to be occupied by the holidaymakers for a holiday as mentioned in the Housing Act 1988 Schedule 1 paragraph 9 and the Holidaymakers acknowledge that the tenancy granted by this agreement is not an assured tenancy and that no statutory periodic tenancy will arise when it ends.

Initial Payment

A deposit of 30% of the cost of the holiday ("Deposit") plus the relevant booking fee must accompany the booking request. The Booking Deposit is non-refundable unless the Agency is unable to accept the booking, and as specified below. We recommend that customers take out private Holiday Travel Insurance Damage Protection and Cancellation Insurance when arranging a booking even when payment is made in full. No bookings are valid until confirmed by the Agency by email.

Balance Payment

Once a booking is confirmed by the Agency, the Guest is responsible for the full balance of the cost of the holiday. This shall be paid not later than 6 weeks before the booking is due to commence. The Agency reserves the right to re-let any holiday where any monies due are more than 14 days in arrears whereupon any monies paid by the Guest over and above the Deposit will be refunded. However, if the Agency is unable to re-let the holiday the Guest will remain liable for the outstanding balance of the cost of the holiday.

Booking Cancellation

Customers are strongly advised to make their own travel insurance arrangements to ensure cover in the event you have to cancel your booking. If you are forced to cancel your property booking you must inform Hideaways immediately and follow this with a written confirmation via email or posted letter to Hideaways office.

Force Majeure

Except where otherwise expressly stated in these Booking Conditions, we regret that neither Hideaways nor the Owner can accept liability nor pay any compensation as a result of 'force majeure'. In these Terms and Conditions 'force majeure' means an event beyond the reasonable control of the Owner and/or Hideaways which Hideaways or the Owner in question could not, even with all due care, foresee or avoid. Including, but not limited to - strike, lock-out, labour dispute, act of God, acts of terrorism, war, riot, civil commotion, malicious damage, compliance with a law or governmental order, rule, regulation or direction, accident, breakdown of plant or machinery, insolvency or bankruptcy of an Owner, fire, flood, snow and storm, difficulty or increased cost in obtaining workers, goods or transport and other circumstances affecting the supply of goods or services.

In the event of the accommodation becoming unavailable (fire and flooding) the Agency will endeavour to provide the Guest with suitable alternative accommodation or will refund all monies paid or a proportion in the case of curtailment. We cannot, however pay any compensation or expenses as a consequence of such an event.

Party Make Up and Numbers

Under no circumstances can any party over occupy the property, as stated on the website. Single sex parties over 6 people must be advised to Hideaways at the time of booking, in order to advise owner. Failure to do so may result in loss of deposit and loss of cottage. Customers must make it clear at the time of booking if their stay at a holiday property is work-related.

In addition to the full and inclusive price quoted on the Hideaways website. A Guest requiring a booking to be amended once the booking has been confirmed will be charged £30.


Guests wishing to take pets on holiday must abide by the following rules:

Responsible pet owners are welcome and the following applies to all bookings: "Regret no pets" relates to properties where pets are not permitted. There is no guarantee a pet has not entered the premises at any time and does not imply that the property is "Pet Free" such as a guide dog or one belonging to the Owner of the property.

"Pets welcome" relates to properties that allow pets (at a standard extra cost).

In properties, which take "Pets by arrangement", one small well-behaved dog is usually permitted (at a standard extra cost). We ask dog owners to observe the following rules (failure to do so may result in you being asked to leave without compensation). Dogs must be under strict control at all times while in the property. Any fouling of lawns etc. must be cleared up without delay. The dog owner must bring the dog's bed or basket for sleeping in. Dogs must not be left alone/unattended in the property or elsewhere at any time. Dogs must not lie on beds or furnishings, and hair must be cleaned before departing. It is requested also that pets not be allowed in bedroom areas of properties.

Dog owners must ensure that their pets are free from parasites and fleas before they occupy the property. Failure to do so could incur subsequent charges. Properties that do not take dogs may have on occasions had guide dogs in them. Each dog or pet will be charged at £25.00 per booking or per week. Any damage (which must be reported to the Owner immediately) or excessive cleaning charges may be passed on at the owner’s discretion. Please be aware that if a property is advertised as having an enclosed garden, this does not necessarily mean a secure garden. It may be enclosed by hedging or open style fencing.

Hirer's Responsibilities

The Hirer is responsible for the property and is expected to take all reasonable care of it during their stay. The Holidaymakers shall keep the Property and all furniture, fixtures, fittings and effects in or on the Property in the same state of repair as at the commencement of the holiday, and shall leave the Property in the same state of cleanliness and general order in which it was found. The Holidaymaker must report and pay to the Owner the cost of any damage or breakages made during their holiday occupancy. The Agency and the Owners reserve the right to make a reasonable charge where guests have contravened an Owner’s request for their property to be smoke free.

The Holidaymakers right to occupy the Property may be forfeited without compensation if :- 
a) More people or pets than declared at the time of booking or before the commencement of the holiday to the agency and/or the number the Property holds, attempt to take up occupation; b) Overnight guests are entertained without the Owner’s express permission; c) Any activity which undertaken is illegal, or may cause unreasonable damage, noise, behaviour or disturbance; d) Smoking in a designated "No Smoking" property. e) properties or rooms within properties are sublet to a third party or be supplied/used by guests not named at the point of booking. In all instances, Hideaways and the owners reserve the right to refuse bookings if, in their opinion, this condition is violated.


All damages, breakages and moving of furniture are the legal responsibility of the holidaymaker and the homeowner. They must be notified to the owner or key holder before the end of the booking period. Their cost(s) shall be refundable on demand. While minor damage or breakages will not normally be charged, we do reserve the right to charge for extra cleaning, breakage or damage and may refuse future bookings.


The use of accommodation and amenities, where offered, such as swimming pools, tennis courts or fishing lakes, is entirely at the user's risk, and no responsibility can be accepted for injury, loss or damage to user's or visitor's belongings.


In the event of there being cause for complaint concerning a Property, the matter shall be taken up with the Owner/Caretaker at once, (their details are supplied on the booking confirmation and they understand that they are the first point of contact should there be cause for complaint), only thereafter reported to the Agency if required. It is important that this is done whilst you are still at the Property so that an on-the-spot investigation can be made if necessary and remedial action taken if required. Under no circumstances will compensation be considered for complaints raised after the holiday has ended, when the Holidaymakers have denied the Owners/Caretakers or the Agency the opportunity of investigating the complaint and endeavouring to remedy matters during the holiday. During out-of-office hours, an emergency line is available 24/7.

The Owner or his representative shall be allowed access to the Property at any reasonable time during any holiday occupancy.


The Hiring Contract is made on the understanding that the property and its facilities will be available for the dates stated. Without prejudice to the foregoing, in the event that a property is not available or is unusable due to events arising outside the control of Hideaways or the Owner, Hideaways may be forced to cancel the booking or offer suitable alternative accommodation. The holiday maker will be advised as early as possible and will not have any further claims against Hideaways or the owner. No compensation, costs, expenses or other sums (including, without limitation, the cost of securing alternative accommodation) will be payable in any other such circumstances by either the owner or Hideaways.


We have compiled the information on our website www.hideaways.co.uk (“the Website”) as accurately as possible at the time of going to press. However, facilities may be altered or withdrawn for reasons outside the Agency's control, in which case the Agency cannot accept responsibility. We make every effort to ensure that the property's details supplied to us by the Owners are accurately reproduced. Mistakes may occur from time to time, and confirmation should be requested prior to booking. The Holidaymakers accept that minor differences between text/photograph/illustrations on the Website and the actual property may arise. We cannot accept responsibility should the property not conform to the Holidaymaker’s standards. If a facility is particularly important to you, please check with us prior to your booking.

Hideaways cannot accept liability or responsibility for happenings outside its reasonable control, such as breakdown of domestic appliances, plumbing, wiring, and temporary invasion of pests, damage resulting from exceptional weather conditions or the owner's negligence resulting in loss, injury or accident.

Vouchers & offers

Deposits must be paid using a valid debit or credit card, with an expiry date beyond the holiday date, as outstanding balances will be automatically deducted.

Where Hideaways offers a Voucher Code, please note that the correct and relevant code must be used either on the telephone or in the voucher code box (found on the website booking page). Failure to use this code or quote this code on the telephone or on the website will deem the property booking is not included within the terms of the voucher code offer. All vouchers have dates where the code is 'live' and available, customers must have completed the booking(s) within the stated time frame and date to qualify for the voucher code incentive. Hideaways will act as final arbiter in any disputes on the validity of a request for a booking to be included within in advertised voucher code promotion. All bookings made with a voucher code, low deposit or offer are made under the normal terms and conditions of all bookings, there are no exclusions. Any offers, voucher codes, incentives or similar cannot be used in conjunction with each other (or other offers/reductions agreed) for bookings. Hideaways will endeavour, in good faith, to ensure that the best offer is placed on the booking, but cannot be held responsible for mistakes.

The Booking Conditions will apply to all confirmed bookings.

These Website Booking Conditions supersede all previous editions.

The Agency may as part of a booking introduce Holidaymakers to the goods and/or services of third parties. The Agency shall not be treated as an agent for any such third parties, and any contract for the supply of such goods and/or services shall be between the provider and the Holidaymaker.


In the event of any dispute between parties, it shall be referred to the jurisdiction of the English courts only and any actions shall be heard in the court for the area in which the property is located. Any disputes arising between you and The Owner or Hideaways, if not mutually resolved, can be referred to a single arbitrator agreed, or in the default of such agreement, to the President for the time being of the Law Society or Institute of Arbitrators. In either case, such arbitration would be subject to the provisions of the Arbitration Act of 1996 or any statutory modification thereof for the time being in force. All parties will contribute equally to the cost of Arbitration.

All electronic data transferred pursuant to these terms and conditions remains the property of the Agency or their agents and may not be replicated in part or whole without the Agency’s prior written permission. Electronic data will not be preserved indefinitely by the Agency.

Value Added Tax

All prices quoted include VAT where applicable at current rates.
