A real favourite with guests, The Coach House sits in the grounds of a larger country house surrounded by farmland and with views from the first floor bedrooms across to the Exe estuary.
The owners have carefully converted this original Edwardian coach house. The accommodation has an open plan living area with a wood burning stove which invites guests to feel at home as soon as they set foot in the door. The pitch pine wooden floor boards throughout the ground floor add to the spacious aspect of the room.
A real bonus for guests is a 10m long, heated, indoor swimming pool in the grounds.Guests are able to enjoy exclusive use of the pool, subject to arrangement with the owners. The pool is available from the Easter through to New Year inclusive. It is closed after the New Year until Easter for maintenance.
Large, open plan Living Area with two sofas (one converts to a sofa bed), TV (Freeview), DVD player and wood burning stove.
Dining Area with teak oval dining table.
Kitchen Area, fully fitted, with oven, electric hob, dishwasher, washing machine, microwave and breakfast bar.
Bedroom One with double bed (4ft 6), chest of drawers, large wardrobe and views over the estuary.
Bedroom Two with drawer bed providing two single beds, chest of drawers and views over the estuary. The room is better suited for children or 1 adult. The beds will be made up as twins unless the owner is notified prior to arrival.
Family Bathroom/WC with separate shower cubicle.
Paved patio to the side of the property with garden furniture and barbecue. Whilst this is not screened from the owners house, guest privacy will be respected at all times The swimming pool is located in an detached outbuilding 20m away from The Coach House and has a shower room,WC and a patio. Guests are also welcome to use a private walled garden beyond the pool which also has a barbecue. There is a field to the rear of the property which is owned by a farmer neighbour. Ample parking directly outside the property.
Children welcome. Farm shop and cafe? 500m from the property. Nearest pub a 10 minute walk down the hill. Travel cot and highchair provided. Please bring your own pool towels. Sorry no pets. No smoking. WiFi broadband. Weekly lets between 13/07 & 31/08/18 starting on a Friday - short breaks of 3 nights or more may be available during this period if booked within 60 days of arrival.
A fabulous location, with views over the River Exe, you'll find plenty of outdoor activities around about including walking, cycling as well as sailing on the Exe estuary (parking for a boat and trailer is available at the property). Just a mile away you can explore the wild expanse of common heathland offering walking, horseriding and off road cycling. For dramatic scenery and wildlife, the edge of the Dartmoor National Park is half an hour's drive away.
For a day out on the beach, you are spoilt for choice with beaches at Exmouth, Budleigh Salterton and Sidmouth or, on the other side of the estuary, Dawlish, Teignmouth and Coryton Cove.
If you want to discover more on and around the River Exe itself, then there are pedestrian ferries, cruises and fishing/birdwatching trips on the river (which is hugged by many miles of cycle/walkway), an RSPB sanctuary at Topsham, botanical gardens at Bicton Park and an award winning children's adventure park at Crealy Park. Eight miles away is the city of Exeter with its magnificent cathedral, pedestrianised shopping centre and river walks.
For well-stocked local shops and pubs, then Lympstone itself is just a mile away. It's a delightful village with a small harbour and is a past winner of Britain in Bloom.
