In the Weald of Kent between Benenden and Cranbook and in an area designated as of Outstanding Natural Beauty, The Little Barn stands in the grounds of a 15th century farmhouse approached by a long driveway well away from busy roads. There are 6 acres of paddocks, and beyond them a backdrop of rolling countryside and woodland. From the garden there is immediate access onto a public footpath.
Also very close by are Hemsted Forest, with 1,200 acres of woodland, an 18 hole golf course and a riding school. There are a number of National Trust properties in the vicinity, including Sissinghurst, (Castle and Gardens) only 2 miles away, as well as Bodiam and Scotney Castles. The ancient Cinque Port of Rye is only 11 miles and the beach at Camber Sands about 14 miles. The nearest local shops are in Benenden, a mile away, while Tenterden, 6 miles, has a leisure centre and swimming pool.
The Little Barn is comfortably furnished and well looked after by its owners. It has its own driveway and parking area.

Approach along its own private driveway. Stable door entrance into fitted kitchen with brick tiled floor and small breakfast bar. Sitting/dining room. Enclosed stairs to a twin bedroom. Shower room/w.c. with wash basin and bidet.
Outside there are two small ponds, a brick paved terrace to the front of the barn and a private lawned garden to the rear.
