Situated in the grounds of a larger country house surrounded by farmland, the Coach House is a light, well planned and sensitive conversion of the original Edwardian coach house. From its elevated position above the village of Lympstone (approx. 1 mile), it enjoys good views of the Exe estuary. The location is good for walking and cycling and for sailing on the Exe estuary - parking for a boat and trailer is available. Visitors to the Coach House can also enjoy the use a 30ft long, heated, indoor swimming pool, shared with the owners and available from the week before Easter to the New Year week inclusive and also for February half-term. Guests are also welcome to use the garden area with barbecue beyond the pool.

The Coach House is a mile from a wild expanse of common heathland offering walking, horseriding and off road cycling. It is within easy driving distance of East Devon's Heritage coastline with beaches at Exmouth, Budleigh Salterton and Sidmouth or, on the other side of the estuary, Dawlish, Teignmouth and Coryton Cove. There are pedestrian ferries, cruises and fishing/birdwatching trips on the River Exe, which is hugged by many miles of cycle/walkway, an R.S.P.B. sanctuary at Topsham, botanical gardens at Bicton Park and an award winning children's adventure park at Crealy Park. 8 miles away is the city of Exeter with its magnificent cathedral, pedestrianised shopping centre and river walks. The edge of the Dartmoor National Park is half an hour's drive away.

Lympstone itself is a delightful village with a small harbour, well-stocked shop, post office and four pubs; it is a past winner of Britain in Bloom.

Accommodation

Entrance into large open plan living area comprising the main sitting area with a 4' double sofa bed, a woodburning stove and two French windows leading outside, a dining area and a semi-separate fully fitted kitchen with breakfast bar. 1st floor: 2 bedrooms, both with views of the estuary - 1 double and 1 with a drawer bed providing one or two singles. Bathroom/wc. with separate shower cubicle.

Paved patio areas at either end of the Coach House and shared use of the owners' garden.
