This highly attractive and ancient house (dating from the 14th century) is situated in the middle of the small, pretty village of Winsford in the heart of Exmoor, with all the varied amenities of this popular area on the doorstep. The village itself boasts not only an excellent thatched country pub (game is a speciality) but two hard tennis courts and a free community internet service (3 days a week), which visitors are welcome to use. For the walker or rider, Doone country is all around, a paradise of windy hills, valleys with streams and centuries-old tracks and lanes: Tarr Steps and Dunkery Beacon are well worth a visit. For those keen on fishing or watersports, Wimbleball Lake should not be missed. Slightly further afield is the coast with beaches and bays, and National Trust properties such as Dunster Castle and Knightshayes Court; while Minehead, Tiverton – and even Taunton and Exeter – are easily reached during a day`s outing.
Royal Oak Farmhouse provides a wonderful base for exploring or just for lazing. It is deceptively spacious but has a very cottage-like feel with lots of different rooms, many of them – despite recent updating – retaining much of the character of the property. Outside there is a patio area with barbecue and garden furniture and a large, very private and peaceful walled garden to relax in. This is a real `home from home` in particularly lovely surroundings.

Front door via small garden from road, or main entrance at side from courtyard parking area. Sitting room at rear of house with large woodburning stove and French windows to patio and garden. Smaller `snug` or playroom. Dining room with large oak table and seating for 12. Kitchen with very large cooker and small breakfast table. Utility room and shower room/ wc leading off. Back stairs from passage. Upstairs: large landing. Five bedrooms: two double rooms (one with basin), two twin-bedded rooms and one small single. Bathroom/wc with power shower over bath. Separate shower room/wc.
Small front garden. Patio area and walled, grassed garden at the rear.
